What we do, in detail.
Three core service areas, designed to cover the lifecycle of a small investment property — from a tenanted unit running quietly in the background, to a void requiring a full refurbishment before it goes back to market.
Tenancy management
For landlords who want their property tenanted, compliant and quietly producing income — without the weekly admin. We act as your single point of contact for the tenancy, dealing with the tenant directly so you don't have to.
You retain full visibility through monthly statements and an annual review, but the day-to-day correspondence stops with us.
- — Tenant marketing, viewings and referencing
- — Right-to-rent and deposit protection (DPS / TDS)
- — AST drafting, signing and renewals
- — Inventory and check-in / check-out reports
- — Rent collection, arrears chasing and monthly statements
- — Periodic property inspections with photo reports
Day-to-day maintenance
Reactive repairs are where most landlord stress lives — finding someone reliable, getting a fair quote, then making sure the work actually got done. We absorb that whole loop.
Issues are triaged, scoped, quoted and dispatched through a vetted network of trades. You see the quote before work proceeds (over an agreed threshold), and the invoice afterwards.
- — 24-hour issue triage from tenant reports
- — Vetted contractor network: plumbing, electrical, gas, decorating, locks
- — Quote oversight and approval thresholds
- — Annual gas safety (CP12), EICR scheduling and EPC renewals
- — Smoke alarm, CO and HHSRS compliance checks
- — Itemised invoicing — no hidden mark-ups
Refurbishments & updates
When a tenancy ends or a property needs upgrading, we project-manage the works end to end — applying real project discipline rather than treating it as a glorified shopping list.
That means a written scope, a competitive tender, a programme with dates, and active progress reporting. Whether it's a single bathroom or a full void refurbishment, you get an investor-friendly view of cost, time and quality.
- — Scope of works and specification
- — Tender, contractor selection and contracting
- — Programme, budget and risk management
- — On-site progress visits and photo updates
- — Snagging, sign-off and handover
- — Remarketing the unit at the appropriate new rent
